বাংলা ও ইংরেজি। অ্যাপ প্রথমবার বাংলায় খোলে; সেটিংস → ভাষা থেকে যেকোনো সময় পুরো অ্যাপ — মেনু, গাইড, চেকলিস্ট, ল্যান্ড গাইডের উত্তর, শোনার কণ্ঠ ও সংখ্যা — ইংরেজিতে বদলানো যায়, আবার বাংলায় ফেরাও যায়। ইংরেজি লেখা হ্যান্ডবুকের বাংলার অনুবাদ; কোথাও দুটির মধ্যে পার্থক্য মনে হলে বাংলা লেখাই মূল ধরবেন। ভাষার পছন্দ শুধু আপনার ফোনে থাকে।

Bangla and English. The app opens in Bangla the first time; from Settings → Language you can switch the whole app — menus, guides, checklists, Land Guide answers, the audio voice and numerals — to English at any time, and back again. The English text is a translation of the Bangla handbook; where the two seem to differ, the Bangla text is authoritative. Your language choice is stored only on your phone.

Your private vault is not automatically uploaded. Photos you attach to sale listings go to the server and become public after approval. Do not attach deeds or NID to public listings. See the privacy policy.

Every fee carries the date it was last verified (content edition 2026-09-11). Government rates change, so confirm on the land.gov.bd fee page on the day you apply; the app links to it.

No. It is a preliminary calculation and only produces a result in supported situations. For complex families, multiple marriages or special cases the app declines and points you to a lawyer. A final distribution needs the warish certificate, a partition deed and, where needed, a court.

Create a password-protected encrypted backup file from Settings → Backup and keep it somewhere safe (memory card, your own cloud drive). Install the app on the new phone and restore with that file and password. Without a backup, data on a lost phone cannot be recovered, because we hold no copy.

Unfortunately the file cannot be opened, not even by us; that is how the encryption works. Take a fresh backup and keep the password written down in a separate safe place.

Reliable on-device reading (OCR) of Bangla handwriting and old deeds does not exist yet, and a misread figure is dangerous in land matters. So for now you type the details from the original paper and confirm them; only confirmed details feed the mismatch checks.

The app is being released for Android first and is kept light enough for budget phones. There is no date yet for an iPhone version.
