বাংলাদেশে জমি নিয়ে সবচেয়ে বড় ক্ষতিগুলো হয় কাগজ না বুঝে, কী মিলিয়ে দেখতে হবে না জেনে, আর ভুল লোকের কথায় ভরসা করে। ভিটামাটি তৈরি হয়েছে যাতে একজন সাধারণ মানুষ — যিনি হয়তো জীবনে একবারই জমি কিনবেন — নিজের ভাষায়, নিজের ফোনে, ইন্টারনেট ছাড়াই বুঝতে পারেন: এই কাগজ কী প্রমাণ করে, কী করে না, এরপর কী করতে হবে।

কনটেন্ট কোথা থেকে আসে

  • অ্যাপের সব গাইড, চেকলিস্ট, শব্দকোষ, কাগজের ব্যাখ্যা ও আইনের সারসংক্ষেপ একটি বাংলা হ্যান্ডবুক — বাংলাদেশ ভূমি ও সম্পত্তি সম্পূর্ণ গাইড ২০২৬ — থেকে নেওয়া। বর্তমান কনটেন্ট সংস্করণ: ২০২৬-০৯-১১।
  • সরকারি সেবা, ফি ও ফরমের জন্য অ্যাপ অফিসিয়াল উৎসের দিকে পাঠায়: ভূমি মন্ত্রণালয়ের ভূমিসেবা পোর্টাল (land.gov.bd), ভূমি রেকর্ড ও জরিপ অধিদপ্তর (settlement.gov.bd) এবং সংশ্লিষ্ট অফিস। প্রতিটি লিংকে ডোমেইন দেখানো হয়।
  • প্রতিটি আইনি তথ্যের সাথে “সর্বশেষ যাচাই” তারিখ থাকে। ফি বা নিয়ম বদলালে কনটেন্ট সংস্করণ হালনাগাদ হয়।

যে নীতিতে অ্যাপটি বানানো

  1. অফলাইন প্রথম। গ্রামে, ভূমি অফিসের লাইনে বা কম দামের ফোনে — সব কাজ ইন্টারনেট ছাড়া চলে।
  2. উৎস ছাড়া কিছু নয়। ল্যান্ড গাইড শুধু হ্যান্ডবুকের লেখা থেকেই উত্তর দেয়; মিল না পেলে অনুমান না করে জানিয়ে দেয়।
  3. নিশ্চিত না করলে ব্যবহার নয়। কাগজের তথ্য আপনি মূল কাগজ দেখে নিশ্চিত করার পরই অমিল-যাচাইয়ে ব্যবহার হয়।
  4. আপনার তথ্য আপনার। ব্যক্তিগত vault ফোনে এনক্রিপ্ট করা থাকে। মার্কেটপ্লেসে প্রকাশ করা বিজ্ঞাপন, বার্তা ও সেবার জন্য আলাদা অ্যাকাউন্ট ও সার্ভার ব্যবহৃত হয়।
  5. সহজ বাংলা, সবার জন্য। কাজভিত্তিক হোম, শোনার সুবিধা, বড় লেখা ও হাই-কনট্রাস্ট।
  6. বাংলা মূল, ইংরেজি ঐচ্ছিক। অ্যাপ বাংলায় শুরু হয়; সেটিংস থেকে পুরো অ্যাপ ইংরেজিতে চালানো যায়। ইংরেজি লেখা হ্যান্ডবুকের অনুবাদ — কোথাও পার্থক্য থাকলে বাংলা লেখাই মূল।
  7. ভুল কাজে নয়। জাল দলিল, প্রতারণা বা জোর করে দখল নিয়ে প্রশ্নে অ্যাপ সহায়তা করে না।

অ্যাপ যা নয়

ভিটামাটি সরকারি ব্যবস্থার অংশ নয়, আইনজীবী নয়, সার্ভেয়ার নয়। এটি আপনাকে প্রস্তুত করে যাতে আপনি সঠিক প্রশ্ন করতে পারেন, সঠিক কাগজ চাইতে পারেন এবং ভুল পদক্ষেপ এড়াতে পারেন।

দায়সীমা এই অ্যাপ তথ্য ও প্রস্তুতিমূলক নির্দেশনা দেয়; এটি আদালত, ভূমি অফিস, রেজিস্ট্রি অফিস বা আইনজীবীর চূড়ান্ত মতামতের বিকল্প নয়।

The biggest land losses in Bangladesh happen when people do not understand their papers, do not know what to cross-check, and trust the wrong person. Bhitamati exists so that an ordinary person — who may buy land once in a lifetime — can understand in their own language, on their own phone and without internet: what this paper proves, what it does not, and what to do next.

Where the content comes from

  • All guides, checklists, glossary entries, document explanations and legal summaries come from a Bangla handbook, Bangladesh Land & Property Complete Guide 2026. Current content edition: 2026-09-11.
  • For government services, fees and forms the app points to official sources: the Ministry of Land's service portal (land.gov.bd), the Directorate of Land Records and Surveys (settlement.gov.bd) and the relevant offices. The domain is shown on every link.
  • Every legal item carries a “last verified” date. When a fee or rule changes, the content edition is updated.

Principles behind the app

  1. Offline first. In the village, in the land-office queue or on a budget phone, everything works without internet.
  2. Nothing without a source. The Land Guide answers only from the handbook text; when there is no match it says so instead of guessing.
  3. Not used until confirmed. Document details feed the mismatch checks only after you confirm them against the original paper.
  4. Your data is yours. Your private vault is encrypted on your phone. Marketplace listings, messages and services use a separate account and server.
  5. Plain Bangla for everyone. Task-based home, read-aloud guidance, large text and high contrast.
  6. Bangla is the reference, English is optional. The app starts in Bangla; Settings switches the whole app to English. The English text is a translation of the handbook — where the two differ, the Bangla text is authoritative.
  7. Not for wrongdoing. The app declines questions about forged deeds, fraud or forcible possession.

What the app is not

Bhitamati is not part of any government system, not a lawyer and not a surveyor. It prepares you to ask the right questions, request the right papers and avoid wrong steps.
