কোন তথ্য রাখা হয় / Information stored

ফোন নম্বর, বিজ্ঞাপন ও ছবি, সম্পত্তির অবস্থান, সংরক্ষিত সার্চ ও পছন্দের তালিকা, বার্তা, সাক্ষাতের অনুরোধ, সেবাদাতার আবেদন ও যোগ্যতার তথ্য, সেবার অনুরোধ ও মূল্য প্রস্তাব, রিভিউ এবং সহায়তার টিকিট সার্ভারে রাখা হয়। ফোনের session নিরাপদ storage-এ, ব্রাউজারে HttpOnly cookie-তে থাকে। OTP সর্বোচ্চ ৫ মিনিট এবং session ৭ দিন কার্যকর।

We store account phone numbers, listings/photos, property coordinates, saved searches/favourites, messages, visits, provider applications/credentials, service requests/quotes, reviews and support tickets. Native sessions use secure device storage; browser sessions use HttpOnly cookies.

প্রোফাইল, সংযোগ ও চ্যাট / Profiles, connections and chat

সংযোগ ও চ্যাটের জন্য আপনি একটি প্রোফাইল তৈরি করেন: নাম, আপনি কে (ক্রেতা, বিক্রেতা, ঠিকাদার ইত্যাদি), জেলা ও নিজের সম্পর্কে লেখা। প্রোফাইল লগইন করা ব্যবহারকারীরা দেখতে পারেন; চাইলে খোঁজার ফলাফল থেকে লুকাতে পারেন। ফোন নম্বর প্রোফাইলে দেখানো হয় না। সংযোগের অনুরোধ ও সংযোগ সার্ভারে রাখা হয়। চ্যাটের বার্তা, ছবি ও ভিডিও শুধু আপনার ও অপর ব্যক্তির ফোনে সংরক্ষিত থাকে। সার্ভার শুধু পৌঁছে দেয়: অপর ব্যক্তির ফোন বার্তা পেলে সার্ভারের কপি মুছে যায়; না পৌঁছালে বার্তা সর্বোচ্চ ৩০ দিন এবং ছবি/ভিডিও সর্বোচ্চ ৭ দিন অপেক্ষা করে, তারপর মুছে যায়। পাঠানো ছবি থেকে লুকানো তথ্য (তোলার স্থান ইত্যাদি) মুছে ফেলা হয়। ফোন হারালে বা অ্যাপ মুছলে চ্যাট ফেরত পাওয়া যায় না; ওয়েবসাইটে চ্যাট পড়া যায় না। পৌঁছানো ও পড়া হয়েছে কি না অপর ব্যক্তি দেখতে পান। সংযুক্ত মানুষ দেখতে পান আপনি এখন অনলাইন কি না। কাউকে ব্লক করলে সংযোগ মুছে যায় এবং আপনারা একে অপরের প্রোফাইল, অনুরোধ, বার্তা ও অনলাইন অবস্থা আর দেখতে পান না। চ্যাট end-to-end encrypted নয়: পৌঁছে দেওয়ার সময়টুকু বার্তা সার্ভারে থাকে। অভিযোগ করলে আপনার ফোনে থাকা ওই বার্তার কপি (সার্ভারের স্বাক্ষরসহ, যাতে বানানো না যায়) মডারেটরের কাছে যায়। অ্যাকাউন্ট মুছলে আপনার প্রোফাইল, সংযোগ, অপেক্ষমাণ বার্তা ও ফাইল সার্ভার থেকে এবং এই ফোনের চ্যাট মুছে যায়।

To connect and chat you create a profile: name, role (buyer, seller, contractor and so on), district and a short description. Signed-in users can see it; you can hide it from search. Your phone number is never shown on a profile. Connection requests and connections are stored on the server. Chat messages, photos and videos are stored only on your phone and the other person's phone. The server only relays them: once the other phone has a message, the server copy is deleted; undelivered messages wait at most 30 days and photos/videos at most 7 days, then they are deleted. Hidden details (such as where a photo was taken) are removed from shared photos. Chats cannot be recovered if the phone is lost or the app is removed, and cannot be read on the website. The other person sees whether a message was delivered and read. Your connections can see whether you are online. Blocking someone removes the connection and stops profiles, requests, messages and online status in both directions. Chat is not end-to-end encrypted: a message is on the server while it is being delivered. If you report a message, your phone's copy (with the server's signature, so it cannot be made up) goes to the moderators. Deleting your account deletes your profile, connections and waiting messages and files on the server, and the chats on this phone.

প্রোফাইলের ছবি, ঠিকানা ও সময়সূচি / Profile photo, address and schedules

প্রোফাইলে চাইলে ছবি দিতে পারেন: সার্ভার ছবিটি ছোট করে এবং ভেতরের লুকানো তথ্য (অবস্থান, তারিখ, ক্যামেরা) মুছে রাখে। প্রোফাইলের ঠিকানা ও ছবি লগইন করা সব ব্যবহারকারী দেখতে পান, যাদের আপনি ব্লক করেননি; লগইন ছাড়া কেউ দেখেন না। সময়সূচি: আপনার শেয়ার করা ফাঁকা সময়, অন্যের সাথে ঠিক করা জমি দেখা/সাক্ষাৎ/ফোন কলের সময়, বিষয়, জায়গা ও বার্তা, এবং আপনার নিজের যোগ করা কাজ সার্ভারে রাখা হয়। ফাঁকা সময় শেয়ার ডিফল্টভাবে বন্ধ; চালু করলে অন্যরা শুধু ফাঁকা সময় দেখেন, আপনার অন্য কাজ নয়। নিজের কাজের বিবরণ শুধু আপনি দেখেন। শেষ হওয়ার ১ বছর পর পুরোনো সময়সূচি মুছে যায়।

You may add a profile photo: the server shrinks it and removes hidden details (location, date, camera). Your profile address and photo are visible to all signed-in users you have not blocked, and to nobody who is not signed in. Schedules: the free hours you share, land visits/meetings/calls agreed with others (time, subject, place, message) and entries you add yourself are stored on the server. Sharing free hours is off by default; when on, others see only your free times, never your other plans. Only you see the details of your own entries. Past schedule entries are deleted 1 year after they end.

মৌজা ম্যাপ / Mouza maps

মৌজা ম্যাপ খুঁজলে আপনার বেছে নেওয়া জেলা, উপজেলা, জরিপ এবং লেখা মৌজার নাম বা JL নম্বর আমাদের সার্ভারে যায়। লগইন ছাড়া দিনে কতটি ম্যাপ নামানো হলো তা গুনতে আপনার IP ঠিকানা একটি গোপন সংকেতে (hash) বদলে সর্বোচ্চ ২৪ ঘণ্টা রাখা হয়। নামানো ম্যাপ শুধু আপনার ফোনে থাকে, ইন্টারনেট ছাড়াই খোলা যায় এবং ব্যাকআপে যায় না। ম্যাপগুলো সংগৃহীত কপি; সরকারি উৎস DLRS, land.gov.bd বা জেলা রেকর্ড রুম।

When you search mouza maps, the district, upazila, survey and the mouza name or JL number you type are sent to our server. To count downloads without login, your IP address is kept only as a keyed hash for at most 24 hours. Downloaded maps stay only on your phone, open without internet and are not backed up. The maps are collected copies; the official sources are DLRS, land.gov.bd or the district record room.

জমির স্ট্যাটাস / Land status

"জমি বিক্রি করতে চাই" বা "জমি কিনতে চাই" স্ট্যাটাস শুধু অ্যাপ থেকে, ফোনের GPS চালু রেখে দেওয়া যায়। স্ট্যাটাসে আপনার লেখা ঠিকানা, পরিমাণ, দাম ও মন্তব্য এবং সেই মুহূর্তের ফোনের GPS অবস্থান ও তার নির্ভুলতা সার্ভারে রাখা হয়। বিক্রেতার স্ট্যাটাস ফোনের অবস্থানে বসে; ক্রেতা চাইলে মানচিত্রে অন্য এলাকা বেছে নিতে পারেন, তখন ফোনের অবস্থান শুধু যাচাইয়ের জন্য রাখা হয়। সঠিক অবস্থান শুধু আপনি দেখেন; অন্যরা আপনার নাম ও ভূমিকা, লেখা ঠিকানা, আনুমানিক (~১ কিমি) অবস্থান এবং পূর্ণ কিলোমিটারে দূরত্ব দেখেন। স্ট্যাটাস ৬০ দিন পর বন্ধ হয়; বন্ধ স্ট্যাটাস ৯০ দিন পর মুছে যায়। আপনার এলাকায় মিল পাওয়া গেলে অ্যাপে নোটিফিকেশন আসে।

A "selling land" or "looking to buy land" status can be set only from the app with the phone's GPS on. The address, area, price and note you write, and the phone's GPS position at that moment with its accuracy, are stored on the server. A seller's status is placed at the phone's position; a buyer may choose another area on the map, and the phone's position is then kept only as a check. Only you see the exact position; others see your name and role, the address you wrote, an approximate (~1 km) position and a whole-kilometre distance. A status lapses after 60 days; closed statuses are deleted after 90 days. You get an in-app notification when a match appears in your area.

বিজ্ঞাপন, ছবি, ভিডিও ও অবস্থান / Listings, media and location

বিজ্ঞাপন শুধু ভিটামাটি অ্যাপ থেকে দেওয়া যায়; ওয়েবসাইট থেকে দেখা, বার্তা দেওয়া ও নিজের বিজ্ঞাপন বিক্রি/প্রত্যাহার চিহ্নিত করা যায়। একটি বিজ্ঞাপনে সর্বোচ্চ ৮টি ছবি, ২টি ভিডিও (২ মিনিট পর্যন্ত) ও ১টি মুখে বলা অডিও বিবরণ (৩ মিনিট পর্যন্ত) থাকতে পারে। ছবি ও ভিডিও গত ১৫ দিনে তোলা হতে হবে — এটি যাচাই করতে ফাইলের ভেতরের তোলার তারিখ ও অবস্থান পড়া হয়; তারিখ না থাকলে বা ১৫ দিনের বেশি পুরনো হলে ফাইল নেওয়া হয় না। তোলার তারিখ ও অবস্থান শুধু মালিক ও মডারেটর দেখেন এবং জমির অবস্থানের সাথে মেলাতে ব্যবহার হয়; প্রকাশিত ছবি, ভিডিও ও অডিও থেকে সব লুকানো তথ্য মুছে ফেলা হয়। সবাই শুধু দেখেন ছবি/ভিডিও জমির ১ কিমির মধ্যে তোলা কি না। জমির অবস্থান শুধু জমিতে দাঁড়িয়ে ফোনের GPS থেকে বা জমিতে তোলা ছবি/ভিডিও থেকে নেওয়া যায়। বিক্রেতা চাইলে বিজ্ঞাপন সংরক্ষণ ও প্রতিটি আপলোডের সময় ফোনের অবস্থান শেয়ার করতে পারেন; তা শুধু মালিক ও মডারেটর দেখেন।

Listings can be posted only from the Bhitamati app; the website can browse, message and mark your own listing sold or withdrawn. A listing can have up to 8 photos, 2 videos (up to 2 minutes) and 1 spoken description (up to 3 minutes). Photos and videos must have been taken within the last 15 days: the capture date and location inside the file are read to check this, and files without a date or older than 15 days are refused. The capture date and location are visible only to the owner and moderators, who compare them with the land's location; all hidden details are removed from the published photos, videos and audio. Everyone else only sees whether the photos/videos were taken within 1 km of the land. The land's location can come only from the phone's GPS on the spot or from a photo/video taken there. Sellers may also share the phone's location when saving the listing and with each upload; only the owner and moderators see it.

অভিযোগ, ব্লক ও স্থগিতকরণ / Reports, blocking and suspension

যেকোনো বিজ্ঞাপনের বিরুদ্ধে কারণসহ (ভুয়া বিজ্ঞাপন, মালিক নন, অগ্রিম টাকা চাওয়া, ভুল তথ্য, আগেই বিক্রি, আপত্তিকর কনটেন্ট বা অন্য কিছু) এবং যেকোনো প্রোফাইল, চ্যাট বা বিজ্ঞাপনের কথোপকথনের বিরুদ্ধে অভিযোগ করা যায়। মডারেটর বিজ্ঞাপন সরাতে বা আবার প্রকাশ করতে পারেন। অভিযোগের সাথে আপনার লেখা কারণ এবং সংশ্লিষ্ট প্রোফাইলের তথ্য বা ওই ব্যক্তির সাম্প্রতিক বার্তার কপি মডারেটরের কাছে যায়; যার বিরুদ্ধে অভিযোগ তিনি জানতে পারেন না কে অভিযোগ করেছেন। মডারেটর অভিযোগ বাতিল করতে বা অ্যাকাউন্ট স্থগিত করতে পারেন। স্থগিত হলে অ্যাকাউন্ট লগআউট হয়, প্রোফাইল ও বিজ্ঞাপন সরে যায় এবং ওই ফোন নম্বরে আর লগইন করা যায় না। স্থগিত নম্বর ও কারণ অ্যাকাউন্ট মোছার পরও রাখা হয়, যাতে একই নম্বরে আবার অ্যাকাউন্ট খোলা না যায়। নিষিদ্ধ: ভুয়া বা অন্যের জমির বিজ্ঞাপন, মিথ্যা পরিচয়, প্রতারণা বা অগ্রিম টাকা হাতানোর চেষ্টা, হুমকি, হয়রানি, ঘৃণা বা অশ্লীল কনটেন্ট, স্প্যাম এবং অনুমতি ছাড়া অন্যের ব্যক্তিগত তথ্য প্রকাশ।

You can report any listing, profile, chat or listing conversation. A report sends your reason and a copy of the profile details or that person's recent messages to the moderators; the reported person is not told who reported them. A moderator may dismiss the report or suspend the account. A suspended account is signed out, its profile and listings are taken down, and its phone number can no longer sign in. The suspended number and the reason are kept even after account deletion so the same number cannot register again. Not allowed: fake listings or listings of land you may not advertise, false identity, fraud or attempts to obtain advance payments, threats, harassment, hateful or sexual content, spam, and publishing another person's private details without permission.

জমির অবস্থান, কাছের মানুষ ও বিক্রির অবস্থা / Land location, nearby people and sale status

বিক্রেতা ঠিক করেন জমির সঠিক অবস্থান কে দেখবে: শুধু আনুমানিক এলাকা (~১ কিমি, ডিফল্ট), শুধু সংযুক্ত মানুষ, অথবা সবাই। যাঁরা সঠিক অবস্থান দেখতে পান তাঁরা Google Maps-এ পথ খুলতে পারেন; পথ খুললে Google-এর নিজস্ব শর্ত প্রযোজ্য। প্রোফাইলে আপনি চাইলে নিজের আনুমানিক অবস্থান শেয়ার করতে পারেন, যাতে কাছের ক্রেতা বা বিক্রেতা আপনাকে খুঁজে পান: সার্ভারে শুধু ~১ কিমি পর্যন্ত গোল করা অবস্থান রাখা হয়, অন্যরা শুধু পূর্ণ কিলোমিটারে দূরত্ব দেখেন, স্থানাঙ্ক নয়। শেয়ার বন্ধ করলে অবস্থান মুছে যায়। বিক্রি হয়ে যাওয়া বিজ্ঞাপন ৯০ দিন "বিক্রি হয়ে গেছে" হিসেবে মানচিত্রে দেখা যায়। বিক্রেতার জানানো বিরোধ, বন্ধক বা কাগজপত্রের সমস্যা এবং অভিযোগ যাচাইয়ের পর অপারেটরের লেখা "কাগজপত্রে সমস্যা" মন্তব্য প্রকাশ্যে দেখানো হয়।

Sellers choose who sees a land's exact location: approximate area only (~1 km, the default), connected people, or everyone. People who may see it can open directions in Google Maps, under Google's terms. You may share your approximate position on your profile so nearby buyers and sellers can find you: only a position rounded to ~1 km is stored, others see a whole-kilometre distance, never coordinates, and switching sharing off deletes it. Sold listings stay on the map marked "sold" for 90 days. Disputes, mortgages and document problems declared by the seller, and an operator's "documents problem" note written after reviewing reports, are shown publicly.

অবস্থান ও মানচিত্র / Location and maps

অবস্থান অনুমতি ঐচ্ছিক এবং শুধু আপনার অনুরোধে ব্যবহৃত হয়। এলাকা নিজে নির্বাচন করা যায়। বর্তমান ফোনের অবস্থান ও সম্পত্তির অবস্থান আলাদা। প্রকাশ্যে স্থানাঙ্ক দুই দশমিকে আনুমানিক করে দেখানো হয়। মানচিত্র খুললে OpenStreetMap tile service আপনার IP ও দেখা মানচিত্র এলাকার tile অনুরোধ পায়। মানচিত্রের pin জরিপের সীমানা নয়।

Location is optional. Public property coordinates are rounded to two decimal places. Opening the land map (the default marketplace view) sends tile requests and your IP to the map provider. Tiles are cached on your device; no offline map downloads are offered. OpenStreetMap privacy policy.

প্রকাশ্য ও ব্যক্তিগত তথ্য / Public and private data

অনুমোদিত বিজ্ঞাপন, ছবি, আনুমানিক স্থান এবং অনুমোদিত সেবাদাতার প্রোফাইল প্রকাশ্য। ফোন নম্বর আলাদা সম্মতি ছাড়া প্রকাশ হয় না। ছবির EXIF সরানো হয়। ছবি থেকে দলিল, NID ও ব্যক্তিগত তথ্য আগে বাদ দিন। সেবাদাতার credential তথ্য প্রকাশ্য directory-তে দেখানো হয় না। বার্তা, সাক্ষাৎ ও সেবার অনুরোধ শুধু সংশ্লিষ্ট অ্যাকাউন্ট দেখতে পারে। অনুমোদিত অপারেটর অভিযোগ ও নিরাপত্তার প্রয়োজনে তথ্য দেখতে পারেন। এগুলো end-to-end encrypted নয়।

Approved listings, photos, approximate locations and reviewed provider profiles are public. Phone publication requires separate consent. Photo metadata is stripped. Do not upload deeds, NID or sensitive papers as property photos. Provider credentials are private. Conversations, visits and service requests are participant-restricted; authorised operators may access stored data for support and abuse handling. These records are not end-to-end encrypted.

ফোনের ব্যক্তিগত vault / Local vault

অফলাইন vault, দলিল ও পরিবারের তথ্য স্বয়ংক্রিয়ভাবে আপলোড হয় না। ফোনের খসড়া secure storage-এ থাকে। বাজারের অ্যাকাউন্ট মোছা ব্যক্তিগত vault মুছে দেয় না। এই সংস্করণে দলিলের অনলাইন sharing নেই।

Your encrypted local vault is not automatically uploaded. Marketplace drafts use secure device storage. Marketplace account deletion does not delete your local vault. Online private-document sharing is not offered in this release.

মুছে ফেলা ও সংরক্ষণ / Deletion and retention

অ্যাকাউন্ট মুছলে সক্রিয় সার্ভারে আপনার বিজ্ঞাপন, ছবি, সংশ্লিষ্ট বার্তা, সাক্ষাৎ, পছন্দ, সার্চ, সেবাদাতার প্রোফাইল ও সংশ্লিষ্ট সেবার রেকর্ড, টিকিট এবং নোটিফিকেশন মুছে যায়। অন্যের ডাউনলোড বা স্ক্রিনশট মুছতে পারি না। নোটিফিকেশন ৯০ দিন, সার্ভারের এনক্রিপ্টেড backup প্রায় ৩০ দিন এবং nginx access log দৈনিক rotation-এ ১৪টি archive থাকে। পরবর্তী সফল backup-এ পুরনো archive পরিষ্কার হয়। সক্রিয় প্রয়োজনীয় রেকর্ড অ্যাকাউন্ট মোছা পর্যন্ত থাকে।

Account deletion removes your active marketplace records and related workflows. Notifications expire after 90 days. Encrypted server backups are retained for approximately 30 days and cleaned on successful backup runs. Nginx logs rotate daily with 14 archives. Operators must apply the same retention to off-host recovery copies and reapply deletion requests before restoring service from an older backup. Local vault data must be deleted separately. Support.

সেবার শর্ত / Service terms

শুধু নিজের বা অনুমতিপ্রাপ্ত সম্পত্তি পোস্ট করুন। মালিক, প্রতিনিধি, ব্রোকার বা ডেভেলপার পরিচয় সঠিক দিন। অভিযোগ ও ব্লক করা যায়। পর্যালোচনা বা ফোন যাচাই মালিকানা নিশ্চিত করে না। পেশাদারের কাজের পরিধি ও মূল্য আগে যাচাই ও গ্রহণ করুন। সরকারি ফি ও পেশাদারের ফি আলাদা হতে হবে। এই সংস্করণ জমি কেনার টাকা, অগ্রিম, escrow বা অনলাইন service payment নেয় না। সরকারি পোর্টালে গেলে তার নিয়ম প্রযোজ্য; আমরা সরকারি partner বা API integration দাবি করি না।

Post only property you own or are authorised to advertise. Declare your role accurately. Review and phone verification do not prove ownership. Agree professional scope, charges and timing before work. Government fees must be distinguished from professional charges. This release does not collect land purchase money, deposits, escrow or online service payments. Government portals operate under their own terms.

চালুর অবস্থা / Availability

লগইনের কোড SMS-এ পাঠানো হয়; এ জন্য আপনার ফোন নম্বর ও কোডসহ বার্তাটি আমাদের SMS সেবাদাতা BulkSMSBD পায়। মোবাইল নেটওয়ার্কের কারণে SMS দেরিতে আসতে পারে। ১৮ বছরের কম বয়সীরা অ্যাকাউন্ট খুলতে পারবেন না। সেবাদাতা না থাকলে খালি ফল দেখাবে। সহায়তা ২৪/৭ নয়। নোটিফিকেশন অ্যাপের inbox-এ দেখা যায়; background push এখনো নেই।

Sign-in codes are sent by SMS; our SMS provider BulkSMSBD receives your phone number and the message containing the code. Mobile networks may delay delivery. People under 18 may not create an account. Empty provider areas are labelled. Support is not 24/7. Notifications are in-app; background push is not enabled.
